ACCA National Standard

Mechanical systems require routine monitoring, adjustments, periodic cleaning, and eventual replacement of components. Regularly scheduled inspections and maintenance are often required to maintain the original equipment manufacturer’s (OEM) warranty.

This standard prescribes basic maintenance inspection tasks and offers recommended corrective actions to maintain most residential HVAC systems. It provides checklists for the inspection of typical residential HVAC systems to meet the minimum maintenance requirements. These equipment checklists are divided by equipment type and provide the minimum visual inspections, performance tests, and measurements. The recommended corrective actions provide generic guidance that should return the equipment to good working order.

Conducting regularly scheduled inspections, maintenance, and remediation of HVAC systems prolongs equipment efficiency, promotes healthy clean air, supports lower utility costs, guards against unexpected failures, and prolongs equipment life. Occupants and the environment will both benefit.

Dispatch Fee

Should you have an emergency repair you will only be charged the standard dispatch fee for the Elite plan, and receive a 20% dispatch discount on the Premium plan. This only applies to emergency HVAC services.

Repair Discount

Get up to a 15% discount on any repairs your heating and cooling equipment may need.

Priority Status

As a member you’ll enjoy priority service on repairs needed on your HVAC equipment. 

Repair Labor Warranty
A labor warranty provides you with coverage against improper installation. By comparison, a manufacturer product warranty usually covers failures or defects.

Reminder Service

A service Reminder lets you know when it’s time for regular maintenance or inspection of your Heating, Ventilation and Cooling (HVAC) system or its various components.

24 Point Inspection

  1. Inspect condenser and evaporator coils
  2. Inspect drain lines for proper flow and clear clogs
  3. Inspect drain pans for any standing water to avoid overflows
  4. Inspect worn pulleys and belts
  5. Inspect ducts for mold, dust, and debris
  6. Observe humidity levels
  7. Check refrigerant charge and for leaks
  8. Test thermostats and controls to make sure temperatures and timer functions are correctly set
  9. Check batteries
  10. Check electrical system and connections
  11. Check fan motor
  12. Check blower and blades for proper airflow
  13. Inspect cabinet for leaks and check cabinet door for secure closure
  14. Check for debris around outside unit
  15. Inspect ignition burner assembly
  16. Examine heat exchanger or heating elements
  17. Study flue system and ensure secure attachment to the furnace
  18. Inspect for gas leaks with gas furnaces
  19. Check pulleys and belts
  20. Check electrical connections
  21. Check thermostats and controls
  22. Check fan and blower operation
  23. Inspect heat pump
  24. Examine duct work and vents
